Guest Policies

7-DAY CANCELLATIONS
For a full refund of your deposit, cancel by 4pm MST, 7 days prior to your reservation arrival date. Reservations are non-refundable if cancelled within the 7 days prior to arrival, the total amount is due on reservation and will be charged to the card on file—no exceptions.

CHECK-IN: 4:00 PM
We do not arrange early check in prior to your arrival. All efforts will be made to have your unit prepared early. If your unit is ready early we will reach out by text to the phone number on file for early check in.

CHECK-OUT: 11:00 AM
Check-out time is strict to allow cleaning to be completed in a timely manner.

NO SMOKING OR VAPING
Utah fresh air act states absolutely NO smoking or vaping inside the units or within 25 feet of the buildings.

$750 minimum fine for each infraction. We have a zero-tolerance policy for smoking in the units. Additional fees will be charged to return the unit to rentable standards.

We have a designated outdoor smoking area for guest use.

NO PETS
Absolutely no pets or emotional support animals allowed on the Riv at Zion property. $750 minimum fine for each animal. Additional fees will be charged to return the property to owners standards.

QUIET HOURS
10:00pm – 8:00am Town Noise Ordinance and Quiet Hours. Please respect the Virgin town ordinance mandated quiet hours.
